We are seeking an experienced Senior Project Manager to lead large-scale tenant improvement and capital improvement projects across office, industrial, and retail properties. This role requires a results-driven professional with a proven track record of delivering projects on time and within budget while maintaining a high level of client engagement. The ideal candidate will have strong leadership skills, an extensive network of contractors, vendors, and subcontractors, and the ability to manage multiple projects simultaneously. Exceptional communication, team leadership, and problem-solving abilities are essential to ensuring project success and client satisfaction.

Responsibilities:

Project Management & Execution:

  • Oversee and manage large-scale tenant improvement (TI) and capital improvement projects from inception to completion.
  • Ensure all projects are completed on time, within budget, and to the highest quality standards.
  • Develop, maintain, and execute detailed project plans, schedules, and budgets.
  • Identify and mitigate project risks, proactively addressing challenges before they impact timelines or costs.
  • Ensure compliance with local regulations, building codes, and industry best practices.

Client Engagement & Communication:

  • Serve as the primary point of contact for clients, tenants, and stakeholders, ensuring clear and consistent communication.
  • Lead client meetings, provide regular project updates, and manage expectations throughout the project lifecycle.
  • Build and maintain strong relationships with existing clients while identifying opportunities for future business growth.
  • Collaborate with property owners, asset managers, and leasing teams to align project goals with business objectives.

Team Leadership & Coordination:

  • Direct and coordinate project teams, including architects, engineers, contractors, vendors, and subcontractors.
  • Oversee contractor and vendor selection, bid evaluations, and contract negotiations.
  • Foster a collaborative team environment, ensuring all parties are aligned with project goals and timelines.
  • Provide leadership and mentorship to junior project managers and support staff.

Budget & Schedule Management:

  • Develop and oversee project budgets, ensuring accurate cost tracking and financial reporting.
  • Identify cost-saving opportunities and value-engineering solutions without compromising quality.
  • Maintain tight control over project schedules, proactively adjusting plans to address any delays.
  • Review invoices, change orders, and payment applications to ensure financial accountability.

Desired Competency, Experience, and Skills:

  • Experience: 8-10+ years of project management experience in commercial real estate with a focus on tenant and capital improvements.
  • Project Expertise: Proven ability to manage large-scale projects across office, industrial, and retail properties.
  • Client-Focused: Exceptional client engagement and communication skills with the ability to manage expectations and build lasting relationships.
  • Network & Industry Knowledge: Strong relationships with contractors, vendors, and subcontractors to ensure competitive bidding and project success.
  • Budget & Schedule Management: Demonstrated ability to deliver projects on time and within budget, with expertise in budget forecasting, cost tracking, and financial reporting.
  • Leadership & Team Management: Ability to lead and inspire project teams, driving collaboration and accountability.
  • Problem-Solving: Strong critical thinking skills to anticipate challenges and develop proactive solutions.
  • Technical Skills: Proficiency in project management software (e.g., MS Project, Procore) and property management systems (e.g., MRI, Yardi).
  • Education: Bachelor’s degree in Construction Management, Architecture, Engineering, Real Estate Development, or a related field preferred. PMP or similar certification is a plus.
