As a Regional Director with Bell, you will report to the Vice President of Operations and be responsible for supporting the Vice President of Operations in all phases of the property management operation within the designated portfolio. The Regional Director has direct oversight of all Regional Managers within the defined portfolio and is indirectly responsible for overseeing all site employees. This position also has specific training and experience to oversee multiple managers and provide guidance on operating and financial issues to those managers.

What you’ll do to make a difference:
-
Hire, train, develop, coach, and supervise portfolio Regional Managers
-
Visit portfolio properties to ensure proper administration, marketing, and maintenance
-
Assure that programs, policies, and procedures established by Bell Partners are adhered to consistently throughout the portfolio
-
Provide leadership to region that aligns with Bell Partners vision, mission, and core values
-
Evaluate monthly financial reports and provide guidance and direction to the regional management team in property financial operations
-
Remain informed of trends in the apartment industry and intimately know and understand the markets of your portfolio
-
Communicate with Regional Managers concerning property management issues including resident feedback, owner requests, training, personnel management, and operating issues

Develop annual operating budgets, including capital improvements, with the assistance of the regional management team and onsite employees
-
Participate and lead due diligence, disposition, transition, and acquisition processes of assets entering or exiting the portfolio

Look for opportunities to acquire third-party fee management services and, as needed, assist Director, Business Development with RFP creation for assets in their markets

Develop and maintain highly credible and responsive relationships with clients and owners

Help manage capital and renovation work in partnership with Regional Director Construction

Ensure portfolio business and asset plans are effectively executed and performance expectations are met
What you bring to our team:

Understanding of and alignment with Bell Core Values

BA/BS in Business or related field required
-
Experience managing properties in multiple markets and for two or more owners
-
3+ years of experience as a Regional Manager
-
2+ years of experience in a fee-managed environment
-
Strong financial management skills and well-versed in budgeting and forecasting
-
Strong interpersonal and customer service skills to develop business relationships
-
Sales and marketing experience to include sales training and goal setting, market analysis, market plan creation, and implementation
-
Strong leadership and management skills
-
Familiarity with MS Excel, Word, and Outlook
-
Willing to travel
Physical requirements of the job:
-
Walking, bending, reaching, climbing, and lifting to 30 lbs.

Ability to work with mechanical and electrical equipment, as well as hazardous materials
-
Must be comfortable with heights and moving heavy objects
Compensation Range
Annual Salary: $165,000.00 - $175,000.00
Incentive compensation opportunities are available and are performance based.
